Job Description Summary:

The Building Maintenance Mechanic is responsible for repair, maintenance and modifications (RMO) at the property and on all building hard surfaces and specialty equipment. They perform work tasks assigned, works with all other maintenance technicians when required and complete tasks in a timely and to skill set standards including:

* Assisting management in perfecting processes and procedures in performing corrective and preventative maintenance.

* Assisting in evaluating the needs of all scheduled and non-scheduled work requests and special projects.

* Reports directly to Account Property Manager

* Direction and day to day supervision also provided through Maintenance Lead

* Supports Stamford, Trumbull and New York Facilities

* Performs all assignments in accordance with C&W Services' approved procedures.

* Read and fully understand the requirements set forth in the Master Services Agreement and applicable Key Performance Indicators (KPI's).

* Ensure compliance with C&W Services' management, financial, operational and safety standards and policies as applicable.

* Ensure client satisfaction with delivery of Facility Management services and actively strive to increase customer satisfaction.

* Specific Role Responsibilities:

* Performs daily and periodic tasks in assigned areas as directed

* Maintained appearance of all facilities, site and applicable equipment.

* Perform assigned function(s) assuring that required, requested and planned repairs, modifications, installations, renovations and other general maintenance activities are properly accomplished in a safe, efficient, cost effective, and timely manner.

* Perform all building hard surface RMO including walls, partitions, floors, ceilings, architectural concrete, window wall assemblies, pavers, asphalt, metal and wood features, etc. and for miscellaneous equipment such as carts, fitness, dock equipment, etc.

* Execute repairs, preventive maintenance and/or replacement of plumbing equipment / systems, fixtures, valves, piping, and other devices as required.

* Perform rough or finish carpentry and metal work to fabricate, assemble or repair windows, doors, hardware, screens, supports, equipment, devices, furniture, etc., includes miscellaneous shop fabrication.

* Perform laboring or other semi-skilled duties including drilling, digging, minor roof repairs, cement mixing, equipment moving, component assembly, fountain equipment maintenance and fountain cleaning, replacement of missing floor or ceiling tile, debris removal, etc.

* Perform building and site inspection duties, signage and painting work required for the site, facilities or equipment.

* Maintain records, reports, etc., reflecting the conditions under which general building and equipment maintenance operations are performed.

* Utilize the computerized Maintenance Management System (CMMS) to coordinate working conditions with planning personnel and track resources/expenditures for all work performed.

* Initiate the purchase of parts, materials, equipment, supplies etc., in accordance with company policies and procedures.

* Provide technical assistance when required to facilitate purchases.

* Perform facilities pest control services that ensures a safe, healthful, pest-free environment, in accordance with all applicable city, state and federal regulatory requirements.

* Assist as required and coordinate with all trades people and custodians in the performance of day-to-day duties and responsibilities.

* Work with other trade skill sets to complete work orders to trade standards and customer expectations.

* Perform any and all other duties as assigned.

REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):

* Requires attention to detail, a pride in delivering excellent service, organization, and high levels of energy and endurance.

* Must be able to take direction, to work with minimal supervision, and to function cooperatively as part of a team.

* Having completed an apprentice program and /or graduated from a certified trades' school, will be considered a asset.

* Must be willing to continue training in their skill set to maintain knowledge in the latest equipment and technologies in their assigned duties.

* Ability and willingness to work rotational shift, including days, evenings, and nights as well as overtime, weekends and holidays as required.

* Must be willing to be on-call as per the schedule and guidelines required for the account and role.

* Ability to multi-task and effectively organize responsibilities to achieve account goals and objectives.

* The preferred candidate will need to be a "people person" with strong customer service skills as the role involves working with people from all levels throughout the organization.
