We currently have an opening for a Real Estate Administrator to join our team in Danbury, CT. This position assists with the administration of all real estate (leased and owned including pipeline and right-of-way easements) in the U.S., as well as miscellaneous project management responsibilities for Praxair and its subsidiaries. Real Estate Administrator Responsibilities: * Administrate and become in-house expert of real estate database including entry format, creation of customized reports and dashboards. * Organize and process to cloud based document management system executed agreements for leased and owned properties, pipeline easements, and rights-of-way. * Manage and administer and new and renewing pipeline agreements including drafting documents, processing for recordation and coordination with pipeline manager. * Interpret documents and perform database entry for leased, owned and easement properties, including abstracting of new and revised documents, terminate non-active properties; continuous updating of rent schedules and escalation data, amounts due Lessors, key terms and conditions and critical dates for future action. * Audit and reconcile all monthly payments due under agreements including escalations, operating expenses, real estate taxes, leasehold improvements via database and accounts payable departments. * Monitor database critical dates and coordinate with businesses to fulfill/respond to pipeline and lease provisions including expirations, early terminations, purchase options, rights of first refusal. * Prepare lease documents as required including lease, renewals, SNDA, estoppel, right-of-way forms and option notices (includes renegotiation, drafting, and review of documents). * Provide research for leased and owned properties including parcel maps, assessments, market data, building conditions utilizing database, internal documents and public websites. * Interact with vendors, Lessors, brokers and all levels of Praxair personnel throughout the U.S. * Continuous research, response, providing of documents and reports pursuant to inquiries from business, accounting departments, real estate team and outside parties. * Coordination with various internal departments, including property tax, insurance, fixed assets, accounting. * 3-5 years' of commercial real estate experience * Strong attention to detail * Excellent with numbers * Strong technology skills including all facets of MS Office Suite * Demonstrated ability to conduct internet research * Real Estate database experience a plus (ProLease) with a strong technical aptitude * Strong written and oral communication skills * Must be able to meet deadlines, keep schedules, and perform at high level in a fast-paced environment without compromising quality **Job:** **Administration & Support Services* **Title:** *Real Estate Administrator* **Location:** *Connecticut-Danbury* **Requisition ID:** **
