The Paralegal position will be responsible for preparation of closing documents, eventually learning the other phases of the Transfer process- Initiation, Consents and Closings for the transfers of Subway?? franchise locations internationally as well as within the U.S.and Canada. Responsibilities include, but are not limited to: Review Contracts and initial transfer documents for the sale of Subway?? restaurants and become familiar with company requirements in order to determine whether the terms of each contract fall within those parameters. Research store files in order to prepare the closing documents and the company's Consent to Transfer document. Become familiar with the content of the Consent to Transfer Letter, closing documents and legal terminology. Handle closings of the transfers of franchises from seller to buyer. Research store files to determine outstanding amounts that may be due at closing, work to resolve any disagreements that may arise between the parties with respect to documents or monies due. Work with parties to resolve disputes and refusal to comply with requirements, including possible negotiation of requirements. Become familiar with the content of the closing documents for each file. After closing, verify that all documents have been completed and that all required funds and other items have been received. Prepare reports, handle special projects and any other duties that may be assigned. Requirements The successful candidate will have: Bachelor's degree required. Paralegal certificate preferred. 1+ year's prior relevant work experience required. Experience necessary for effective job performance: Must be very organized with an ability to multi-task. Strong written and oral communication skills. Familiarity with closing documents and legal terminology, along with a working knowledge of general accounting practices, real estate closing experience a plus.
