This position is responsible for oversight, implementation and general execution of the engineering maintenance program for a Medical Office Building located in New Haven, CT and comprises of approximately 286,000 square feet.The Building Engineer will work with another Building Engineer and report to a Chief Building Engineer.

Responsibilities include the maintenance and repair of such systems as: Utilities distribution, commercial building HVAC systems, building structures, mechanical and electrical systems, and other typical medical office building support systems. The position is required to provide input and assistance to the Property Manager, Chief Building Engineer and Regional Construction Manager including; Management and coordination of contractors for tenant and capital improvements, engineer coverage, execution of engineering standards and efficiency enhancement projects related to facility and engineering operations and expenses.

The Building Engineer provides coverage as needed due to vacancies, vacations, absences and general work load coverage. Other areas of responsibility include: Preventative maintenance systems, physical work associated with the preventative maintenance, responding to tenant requests and any tenant complaints. Trouble shooting, and repair of building systems and components, work order management, and oversight of required documentation process's according to various tenant accreditations.

This position checks in daily with the area property manager, and works in collaboration with the Regional Facilities & Construction Manager when required. The position requires the ability to work independently, take initiative, and show a desire to continually improve building facility operations. Continually develop the maintenance systems, physical facilities and staff resources to provide excellent customer service through tenant interactions.


* Perform preventative maintenance and maintenance repair task, and light duty construction associated with physical structures, plumbing systems, all aspects of HVAC operation, electrical distribution and other various building systems found in commercial MOB's.

* Provide Oversite and coordination of vendors for capital and tenant improvements when working on site

* Oversee and Assist in required daily, weekly, monthly, semi-annual, and annual required building inspections, and institute required corrections and/or Preventative Maintenance systems and schedules as needed.

* Oversee and Work with engineers, subcontractors and vendors as required to carry out the various responsibilities of such 3rd party services.

* Manage tenant request systems and preventative maintenance systems for the areas engineers and buildings through the on-line work order system, Angus Anywhere.

* Initiate follow up communication with various individuals to ensure the complete and satisfactory performance of the local building maintenance engineering staff and subcontractors as it relates to all maintenance and construction management.

* May perform other duties as assigned and as needed to assist in the management of responsibilities associated with commercial medical office facilities.

* Work on-call as required.


* High school education or GED required.

* 3 - 5 years of experience in the maintenance of commercial office building environments including troubleshooting, repair and maintenance of associated building systems

* Past experience working independently with little or no supervision required.

* Valid Driver's License

Other skill requirements:

* Outstanding customer service skills required.

* Ability to climb and work from ladders, man hoists or lifts, and the ability to lift and carry heavy loads (up to 50lbs.),

* Must be willing to assist at other properties within the portfolio from time to time as needed.

* Ability to comprehend and use technology to aid in the management of duties; Computers, Mobile Smart Phone, Energy Management Systems and diagnostic equipment.
